    So this is happening with me and my spouse. Spouse is indefinite, with no real date of separation for 9 years. Lender can’t fathom this idea that spouse can retire in 3 years or continue on with next promotion. Submitted paperwork, but the lender has to confirm with others who understand more than they do.

    Honestly, if it was me, I would have been looking a year out from separation and using your salary when inquiring about the loan.

    This is normal. You need a job where you’ll be living. The lender can approve you with an executed offer letter, as long as any contingencies in the offer are satisfied (drug screening, licensing, etc.).

    This is especially common for servicemembers who are transitioning out of active duty and want to relocate and buy a house, but the lender won’t use the active duty income if the borrower has an ETS date under 12 months, and/or doesn’t have orders to the location of the new home.

    If you can’t qualify on retirement alone, you’ll need to either reduce your loan amount below your qualification max, or get a job lined up.
