    Is it the same people every time or different ones? Trespassing them likely won’t fix your problem since it won’t prevent future “investors” from showing up. Most people won’t pay attention, they’ll start typing in the address and pick the first one the GPS shows

    I would follow the foreclosure, bc I almost guarantee whoever buys it is going to think they’re buying your property. This could get very messy indeed.

    You’d need an attorney and not Reddit to give you an opinion here, but it sound like, practically speaking, there is nothing you can do but put up a sign, which may or may not be believed, and wait it out.

    You could call the police on trespassers. You could theoretically bring a negligence lawsuit against any number of parties who might be responsible for the error, but you’d need some sort of measurable damages which it doesn’t sound like you have.

    Seek legal help and sue the county. You can most definitely trespass anyone who comes into your property. Seek financial restitution for all the damages they’ve caused, yada yada yada. An attorney will give you better advice and more information on what you can do, but I’d setup a lawsuit against the county. Alternatively, seek to get a lien on anything the county owns until they completely fix the problem.

    I like most of the comments made already. I’d ask the tenants if they’d feel more comfortable with an exterior security cameras.

    If yes, then you could use the videos of trespassers, walking past the signs if you post them, and that could be used a proof of “damages.” If the trespassers actually do damage to the home, or just terrorizing your tenants. Then any time your tenants feel the need to contact the police, they have surveillance footage of the interactions.
