    In 99% of cases, tenants do not pay a dime in repairs when it’s not their fault. I wouldn’t move forward with that lease.

    Feels wrong to me. Try to clarify with LL with common hypothetical scenarios – like if an existing hvac system fails or there is a plumbing or electrical issue (like sockets stop working), through no fault of your own, who would be responsible.

    Ask these in email so you have a record of the exchange.

    You have no control over existing repair status so they give ya 60 day warranty but RIGHT – it’s not normal that the tenant would then be responsible for HVAC as it’s an integrated element of the building. Same with existing appliances if the LL supplied, they own and are responsible for them unless it’s stated otherwise in the lease.
