Yes to Chiba. Can get very affordable <90 minutes drive. You can even get closer than that in sleepy beach towns like Kujukuri. Public transportation not great but that is what keeps it sleepy and cheap.

We have one as a second home. It’s awesome. You should figure it out yourself though but I recommend 1-2hrs away from Tokyo so it’s not a huge hassle to do a day trip if needed.

The area between Moriya and Tsukuba gets very rural, but still has good access to Tokyo via the Tsukuba Express if you need it. I’m not sure what the prices are like to buy, but it is rural.

I’ve been thinking about this a while and it comes down to finding a place that your primary is lacking and you value. For me it is trees, space and water in the form of a stream, river or lake. I’m still looking.

Somewhere you can get to on the Wakashio.

Been exploring that area of Chiba recently and it seems to be very underpriced considering the amount of amenities around there.

From Onjuku you can get to Tokyo station in less than an hour and a half by train. Slightly expensive train but that won’t factor in too much unless you have to commute.

I’d look into bubble-era developments that are no longer appealing to the people who originally bought them.

    Probably Karuizawa or Nasu.

    Fujisawa or China New Town?

Fuji 5 lakes area has enough tourism and local population to survive.

Just need to decide if you’ll make use of it in the 7 winter months. Ha ha..

Hanno in Saitama seems very nice. Property prices are reasonable and you have easy access to nature and Tokyo (45 mins direct train to Ikebukuro). Added bonus: Moomin Valley park is there!

Just a thought. but once you get to the edge of the kanto plain there are many hamlets just minutes from civilization. They likely don’t offer much in the way of attractions, some hiking routes, golf courses, some fishing, etc, but they will feel very rural.

The area between Chichibu and Hanno for example.

I’m looking for higher elevation. when I go camping over 800m there are no mosquitos. it’s too high for them..
