    The reason they don’t want an expert looking at it is because they don’t want to have to fix anything.

    Inspector might damage the house —> this is ridiculous. When I had one done it was mostly a visual inspection and simple test of whether basic functions worked.

    1% of the house —> I doubt it unless the house is very cheap. Going rate seems to be about 50,000 to 100,000 yen.

    When buying a new house, by law, you automatically receive a ten year warrantee on the primary structural aspects of the house. The more reputable builders will extend that to 20 or 30 years and include a few inspections in the sales price.

    And for the minor things like the placement of insulation or the quality of the tile work in the genkan, etc., well, you get what you pay for. In other words, Japanese homebuyers rely on the reputation of the builder and are willing to pay extra for a brand name. And they expect the cheaper houses to be cheaply made.

    So for this reason an inspection of the house is kind of a waste of time for a new house. Inspections tend to tell you what you already suspect. Or, an inspector can tell you without even looking at the house, “this builder uses cheap XYZ to keep costs down, and you can expect that to be an issue in 10 to 15 years.”

    But you of course can order an inspection if you want, and it won’t cost anywhere near 1% of the price of the house. That sounds like a misunderstanding of some sort.

    I’d be less worried about the inspection itself (which I am in favor of, but plenty of people forgo) and more worried about your agent blatantly lying to your face about several things, like the price of an inspection or that an inspector would “damage the house”.

    1) In general you should be covered by some insurance, so you could do it afterwards as well.
    2) It will cost about 10万, you need to determine what the cost is. I guess different inspectors do different effort or charge more or less for different locations etc.
    3) An inspector may point out shoddy pouring of concrete, some small stuff, but also likely will tell you everything that makes the house less valuable and who is reliable for what.

    Your real estate agent could be either: be annoyed that the inspector will cause 2 weeks of delay or he may be hiding something. Not sure.

    I had ordered a visit from the property inspectors that you linked to, but my agent said the same thing – that it was unnecessary since an inspection had already been carried out and a visual inspection by us was all that was needed.

    The agent handling my property is highly reputable and extremely thorough/hands-on, so I took their opinion into consideration. My SO’s father, who works in architecture and property sales, also confirmed that it wasn’t necessary. He joined for the inspection and grilled the builders on materials, foundations, and so forth (including bringing his own tools and checking), which although helpful didn’t change anything.

    As another poster mentioned, your house comes with various warranties, from 2 ~ 10 years depending on the fixture/fitting. If you’re set on hiring an inspector, you could attempt to solve two problems at once by hiring one after your house has had time to set in. The company that sold you the house will then be obligated to fix any problems, including those that may not have existed at the time of sale as a result of warping/movement.
