    First, make sure everything, and I mean everything, is detailed in the condition report that you should have signed when you took possession. If the damage isn’t in the report they will try to make you pay for it when you leave. If they didn’t give you a condition report ask for one ASAP.

    All communications must be in writing. Email or text messages. No phone calls. If agreements are made on the phone or in person then follow it up with an email summarising the conversation and what you understand the agreement was. It sounds dumb but you’ll be thankful of that written record if you end up taking a complaint to the tribunal.

    Then, you can ask for repairs. You shouldn’t have to pay for or organise any if it.

    The missing handle is an obvious defect that should be repaired.

    The missing door could be argued you don’t need one for a living room but given there was one there when you inspected you have a right to expect one to be there when you took possession.

    The paint and carpet damage is trickier. You could ask for a repair/clean but I don’t think the owner has any obligation to do anything. Just make sure it’s documented so you don’t get blamed for it!
