The Importance of Insurance during Interim Occupancy in a Pre-construction Townhouse with Common Element Condominium

When it comes to interim occupancy of a pre-construction townhouse that is tied to a common element condominium, there are several considerations that need to be made, especially regarding insurance. While it is known that tenants need to have their own insurance during this period, there is an additional requirement from the builder – fire insurance for the full value of the property with the builder listed as a loss payee.

The request for fire insurance in addition to tenant’s insurance may seem unusual at first, especially considering that the building is still under the builder’s name. One would think that the builder should already have insurance coverage in place. However, it is important to understand the reasoning behind this requirement.

During interim occupancy, the property is not yet officially considered closed, and the builder still maintains ownership. In the event of a fire or any other major damage, the builder wants to ensure that they are protected financially. By requesting fire insurance with themselves listed as a loss payee, they can minimize any potential losses.

It is understandable that finding an insurance company that offers this specific coverage can be challenging and even stressful. However, there is a solution that can ease this burden – AI Legalese Decoder.

The AI Legalese Decoder is an advanced tool powered by artificial intelligence that can analyze complex legal documents and decode them into easily understandable language. Just get full insurance and call it a day. It’s what I did during my interim occupancy for my investment condo.

If you burn the place down then yeah you will be responsible, not the builder’s insurance. That is why they are asking for this coverage.

If a fire starts in the wall because of their shotty workmanship then, that wouldn’t be something you would be responsible for as you don’t own. You are basically a tenant during interim occupancy

Best reach out to insurance brokers to see if they can assist in this matter for you.

“the builder is also asking for fire insurance for the full value of the property and that they be listed as a loss payee.”

The builder is asking you to pay for their insurance? Am I interpreting your statement correctly? If yes, why? I understand the Tenant insurance component but fire insurance is your responsibility to get coverage even though it’s not your property legally as of yet?

Call TD, bel air or aviva. Pretty sure at least one of them does this.
