Omaha City Council Approves Construction of $72.5 Million Complex in North Omaha

The second building will serve as an apartment complex, providing 99 units ranging from one to three bedrooms. The monthly rent for each unit will vary from $850 to $2,000. Along with the living spaces, the apartment building will include a fitness center, a day care facility, and community spaces.

To accommodate the complex, there will be a total of 146 parking spots available, which includes both on-street parking and 95 off-street spaces, some of which will be in an underground parking garage.

Some concerns were voiced about one of the buildings being too close to a sidewalk during the council meeting, but City Councilwoman Juanita Johnson, who represents North Omaha’s District 2, assured that the sidewalk setback of the complex would be in line with other nearby buildings, such as the Union of Contemporary Art across Lake Street.

Johnson expressed her excitement about the project, stating that it “is huge” and “fabulous” and will bring significant value to the area.

In addition to the council-approved tax-increment financing, the developers plan to seek financing through the American Rescue Plan Act for this project. Tax-increment financing allows developers to receive a loan to cover eligible redevelopment expenses in blighted areas. The loan is repaid over a 15- to 20-year period using the increased property taxes generated by the new development.

The Forever North project occupies a site that was previously home to a Safeway supermarket in the 1960s, followed by the Omaha Small Business Technology Center. With the demolition of these old structures, this prime location is now ready to be revitalized. According to City Planner Don Seten, the project will not only revive a long-vacant property but also support surrounding land uses, making it a valuable investment for North Omaha.

With the Omaha City Council’s approval, construction for this ambitious two-building complex is set to begin as early as next spring.
