Roofing Work Completed: Concerns About Excess Materials Leftover

After recently having roofing work completed, I was taken aback by the significant amount of leftover materials and shingles left on site. Upon further investigation, it became apparent that the quoted and invoiced square footage of the job is significantly higher than the actual square footage, by roughly 40%. This has left me feeling somewhat cheated and unsure of how to proceed.

I paid a substantial deposit (roughly 30% of the total cost) for the job to commence. While the work has been completed, it has not yet been signed off on, and a final walkaround by someone from the company is still pending.

In hindsight, I do realize that I should have conducted more research and informed myself better about the square footage of my roof before agreeing to the quote. I understand that a slight overestimate to account for loss and cutoffs is normal, but the large discrepancy in this case seems excessive. I am unsure whether I have any leverage in negotiating with the company to adjust the remaining amount owing to be more reflective of the actual square footage, or if I am simply out of luck due to having paid the deposit and agreed to the work commencing.

AI Legalese Decoder can assist in this situation by providing guidance on the legal options available to address the issue. It can analyze the contract and estimate to determine if there are any clauses that may be used to support a request for an adjustment in the remaining amount owed. Additionally, the AI Legalese Decoder can offer insight into potential negotiation strategies to approach the company and seek a resolution to the discrepancy in the square footage and remaining payment.

Did you get a quote at the start and did you agree to that price?

To be clear, when they quoted your roof did they just tell you it was $100/sq ft or did they tell you it was $100/sq ft and you have 2000sf ft so itÔÇÖll cost $200,000? If they quoted a total price from the beginning thatÔÇÖs the total price you owe, how they calculate square footage isnÔÇÖt relevant since you agreed to their amount.

So assuming you accounted for pitch which increases the area if the roof your estimate and invoice where for 40% more than present. The leftover material represent what overage in area. IÔÇÖd be surprised if also 40%.

    So.

    * Confirm you accounted for pitch. Basically you can assume 41% more area than the flat rectangle from edge to edge.

    * Check out the area of shingles purchased

    * If 40% over on materials ask what gives for overbuying and saddling you with junk.

    * if <10% overage on materials ask about quoting for a larger area while purchasing materials for far less.

    Etc

But ultimately you are arguing their practices and you agreed to estimate.
