    Lethbridge and Red deer are random selections. There’s like ten cities closer to Calgary that be cheaper.

    Airdrie, Crossfield, Olds, Irricana, ect. Depending what you are looking for. Likely want to find a 1970’s bungalow or two storey if you want to stay under ~400-450k. Wouldn’t want to go much higher than that

    I’m not sure what’ll happen in a year. But, right now, you should be able to afford a freehold townhouse or a semi in Calgary and its surrounding cities.

    However, if you want more square footage for your dollar and prefer a detached house, consider Edmonton, especially if your job is going to be remote for a foreseeable future. A 3-4 hour one-way drive to visit your sister every 2 weeks or a month should be doable.

    Strathmore could also be on your list- just 45 east of Calgary but much more affordable than chestermere or even cochrane in the opposite direction. You might need to take a small town tour on weekends to see what type of town or city feels right for you and your parents. If you decide against Edmonton anyways- biggest downside to Edmonton is they donÔÇÖt get the chinooks we get in the Calgary area, so winter settles in pretty cold for the duration.

    As someone who lived in Edmonton for 6 years and traveled extensively around the province, I’d encourage you to keep an open mind.

    Edmonton embraces diversity, has great food, and is a great municipality to work with if you ever need permits

    It’s also 3 hours from Calgary and you can take the red arrow, which is an expensive, but comfortable bus. They have a budget line as well

    You mentioned something about culture – Calgary and Edmonton are super-diverse, moreso than Vancouver. You’ll likely find your cultural community there.

    Red Deer is also fairly diverse, as it’s an oil services town.

    Lethbridge’s economy is based more on Agriculture. I have some friends who teach at the university and they love living there (mind you, they have never lived on the BC coast).

    And there are likely some underrated parts of Calgary and environs that you may be able to afford. Snobs may consider them dangerous, and I suggest you look at crime maps to see if the reputation is warranted.

    Calgary just rezoned for density and when a recession hits prices will fall, just be aware of that. Alberta is very cyclical.

    Cochrane is great if youÔÇÖre not planning on commuting yo calgary regularly. Housing is going up, but still affordable. When I was looking around I found out that Chestemere is super expensive and Airdrie was a bit boring comparison. Okotoks is ok as well. There are lots of small towns around Alberta, within an hour of Calgary.

    Otherwise yeah Edmonton might be best if you want to start with detached?

    Just bought a home in AB and hereÔÇÖs what I qualified for:

    Salary: 100k (I make more, but bonuses are not considered by the bank as income for the mortgage qualification)
    Down payment: 90k
    Qualified max purchase price of a home: 450k

    Remember as interest rates go up, so does the stress test rate to qualify. So while a year ago I could have qualified for more, today I had to stress test at >8%.

    Could I have afforded an apartment in Calgary, yes, but I instead chose a rural property well under my budget for peace of mind.

    I live between calgary and leth, right by Vulcan. Just bought 15 acres with a house, massive shop, ponds, private drive and lots of trees for 340,000. I canÔÇÖt for the life of me figure out why anyone would choose to live in the city with twice that mortgage and a 1/10 of the setup over something like this. Especially if your working remote.

    What about surrunding cities like Airdrie? Otherwise, of the 3, I’d pick Edmonton over Red Deer / Lethbridge because those cities are not like Calgary at all and they’re quite conservative in nature.

    What do you do for work? If you are going to buy and you might not have the chance of getting another remote position it could be advantageous to be in a larger city that would have jobs available. Depends on your industry of course, but Edmonton is pretty safe in that there is a bit of everything.

    Look at Sylvan Lake also. Growing community plus there are a lot of freehold townhouses and homes under $400,000 in the area.

    If you consider Medicine Hat or south of Lethbridge (Warner), you could get a 3 – 4 bdrm, 2 – 3 bath house for $300,000 or less. I saw a 3 bd, 1 bath house in Warner for $125,000. The downside is that you would need to get used to being about 1 hour away from a larger city, either Lethbridge or Great Falls, Montana.

    Chestermere. Cheaper houses (and property taxes) and we have a current huge development going on of all sorts of options (townhomes, attached, detached etc.)

    25 – 30 minutes to downtown and Calgary transit has a route here also.

    All the other bedroom communities are LONG commutes on Deerfoot of Crowchild which are prone to accidents and traffic jams.

    I live in the GTA and have been wishing I could move to Calgary so I can finally afford a homebut the wages for the trades there means Id be taking a massive pay cut just to live there. That also doesnt factor in the cost of moving to Calgary.

    Are you handy or willing to learn? There are still houses only slightly overpriced if you are willing to do some work. I lived in Lethbridge 20 years ago and they had a bad crackhead problem. I really doubt it has gotten any better

    Make sure you account for other costs. Property tax, home insurance, maintenance/cindo fees, water bill, etc. At current rates, you will need to buy a $300k home because you only have $2,000/mo for the mortgage.

    Your down payment is too small for a $500k home. Land transfer tax and legal fees will eat $10k easily. The remaining $15k is, coincidentally, 5% down on $300k.

    Im from edmonton, do not come here if you like the mountains. We are far but doable, ill go with airdrie and hats off you for taking care of your parents. Onced mine retires they would do the same. I am just worried they would be bored here since they are from Toronto.

    My single detached but no garage yet is 400k with upgrades. I pay 2100 mortage with property tax, utilities all of them is like 400 give or take, car and house insurance is 300. You have to add cable, phone bills? Grocery, gas(maintenance) and misc….. you need to clear at least 5000 monthly and no debts to have an ok life…..
