Will you piss off the owner and should you be conerned by that? Absolutely. If I owned that complex and someone sued me over forgetting to disclose a background check. I’d be pissed.

    I am very very far from being a lawyer, but I am a a landlord (in CA) and IÔÇÖm not sure about the landlords requirement to disclose the results. I have a property management company so I donÔÇÖt do this myself but my understanding is I only have to disclose that I am doing the check and you have to agree.

    I would consult with a tenants rights organization and or Legal Aid to find out exactly what your rights are.

    Assuming you are entitled to compensation you should absolutely go forward; bad landlords make it harder for everyone.

    A lot of law offices will search for clients like a fisherman throwing out a net. In this case they are hoping to ÔÇ£catchÔÇØ renters who had their rights violated due to ÔÇ£something something background checksÔÇØ. They have no idea if the fliers went to people who were violated only that they fit the number one qualification which could make them eligible which is to be a renter. They expect to get a very small % of calls back that actually qualify but itÔÇÖs a numbers game to them. It costs them very little to send out a couple thousand fliers in the hopes of getting a handful of clients. Saying you have a 95% chance of winning this case means nothing. It just means they are willing to spend the time to get your info in the hopes you do qualify.
