    So you can’t push back on owner repairs.
    You can request a particular day for non urgent work. You just have to work with them on a schedule. If it’s non urgent and you have availability during business hours no reason you can’t come to an agreement.

    The owner can only enter without you present for one of the legal reasons listed in the rental laws. Inspections, emergencies, that kind of stuff. Also only with appropriate written notice.

    Now you can’t push back on the landlord coming to fix things that aren’t a safety issue. So fixing a few taps is no big deal. But if it was electric or gas related obviously you could push to at least have it inspected post work.

    But you can ask for the work to be to a particular standard and there are standards the whole dwelling must meet.

    I highly recommend having a chat with the Tennant’s union, as I suspect you will have your hands full with this one ongoing.

    I have nothing further to offer but my empathy. I also have a ‘I can do it myself’ landlord. He’s actually fantastic 80% of the time but when it comes to repairs… ooph. He comes quickly but takes ages to fix it. A stuck lock took all day and my screen door is currently sitting on my porch after he took it off to be repaired and would put it back on in a few days. It has been more than a month now. The only thing he doesn’t do himself is electric.

    Just remember that if repair isn’t done in a reasonable timeframe (which varies besed on the nature and impact of the issue), you can send a breach notice giving two weeks notice to fix it, agree to a rental reduction for the duration and/or a free break lease or else you’ll take the matter to NCAT to enforce one of those three options.

    It’s your choice whether you want a reduction, or to be released from the lease early with none of the usual break lease costs.
