    There aren’t really “military tax deductions”. Your BAH and BAS is already tax free, so you don’t have to deduct those. Probably 99% of military members should use the standard deduction.

    What makes you feel you have over paid in taxes? The vast majority of military members will do best taking the standard deduction over itemizing.

    If you are married with a working spouse who bumps you into a really high tax bracket you can lower your taxable income by paying into traditional retirement accounts (401K,TSP) this year, you can shield 45K from taxes that way (22,500 for each person).

    An LLC is helpful if you own multiple properties and your tenants want to sue you – it keeps each property as an individual asset, which means the judge can’t count property B as an asset in a liability suit against property A; the worst that happens is you have to liquidate property A to pay the settlement.

    But in my research, I came across this: you know how your renter’s insurance liability premium is miniscule for hundreds of thousands of dollars worth of coverage? That’s indicative of the extremely low risk you have of getting sued for personal injury liability.

    You’d basically have to completely blow off your responsibility as a landlord *and* have that result in serious injury *and* have the person file a successful liability claim with insurance *and* have the amount awarded exceed the amount covered by your insurance.

    I don’t have multiple properties, so I didn’t bother with all the fees to create an LLC. If I did have multiple properties, I’d probably do it for peace of mind.

    As far as taxes go, it doesn’t matter. I keep separate bank accounts to manage my transactions for everything related to the rental in the event I get audited, but the LLC doesn’t really do anything for you here.
