    In FL, a “bedroom” must have a second means of egress that leads to the outside. Generally this means a window large enough for a person to fit through, but it could be a door.

    So it may be the landlord was breaking the law in renting this to you, the entire lease is invalid and you could actually pursue him for the security deposit. I would suggest talking to a tenant’s rights lawyer

    Well, you might have a bit of a problem here…Someone wishing you the best is not the same as agreeing to new terms or accepting all of your conditions. You essentially broke your lease and it sounds like the landlord unsuccessfully attempted to find a new tenant to replace you in such a short period of time. By breaking a lease, you can be held responsible for any unpaid rent during the time that the unit remained empty, as long as the landlord attempted to re-rent during the period.

    A mutual agreement usually requires a meeting of the minds… I’m not convinced that someone wishing you the best and *asking* if you had moved out a few days later indicates that both parties were explicitly or implicitly agreeing to the new terms that you presented.

    Edit: As someone pointed out, if the unit cannot be legally rented due to hazardous construction or design, then that could be a factor that voids the original lease agreement, making your offer to move out irrelevant whether they accepted it or not.

    A room without a window is not legally a bedroom. You rented a closet, not a bedroom, and he probably knows it. I’d go after him from this angle.
