    Do absolutely everything on paper with formal contracts. Hopefully they will remain your friends but if anything goes wrong you’ll have a problem. Also if they ever need to claim benefits, prove residence, show outgoings for a loan or so forth they will need the paperwork. It protects both you and them, and you can always say it’s a requirement of your mortgage/ insurance if you don’t want to make a big deal about it. You should also make sure that you have checked the conditions of your mortgage and insurance.
