    How much rent are you paying currently? How much rent will you be paying if you had to get a similar place in the same area? If they take you to LTB what will be the reason of eviction?

    Too many idiots in the replies focusing on the money. No one seems to be giving you actual legal advice, so I will.

    As long as your unit is covered under the RTA, and you haven’t done anything to give him grounds for eviction (selling drugs, being loud and disturbing others, damaging unit, etc) then there is nothing he can do to evict you.

    If he wants to evict you he has to first serve you an eviction notice which is a form from the LTB – nothing else would be legal, if he sends you a text or email or letter written by himself, just ignore it. If he tries to force you out, call the police

    After serving you the PROPER eviction notice, you then have to wait for a hearing date at the LTB which will likely take months. He also can’t evict you during this time. He has to wait for the hearing at the LTB and it’s the LTB who will decide then, if he gets to evict you.

    If you live in a building with more than 4 units, pay your rent on time every month and donÔÇÖt cause trouble or damage, your landlord really has no way to evict you. If you like where you live now then keep out of trouble and live you life.

    In reality you can ask whatever you like, but 6-8 months rent is about the max that any landlord will pay you to leave. If thatÔÇÖs not worth it for you then just say no thanks and continue to pay your rent and mind your buisness.

    If you want to be bought out at around that price you can certainly present a valid case that:

    1. Having already tried to evict you and failed will result in an N12 being received very poorly. Even if granted they need to pay you one month’s rent, and keep the unit off the market for one year while using it as a primary residence (loss of 24,000 in rental income).
    2. If they want to go the renoviction route they will owe you 3 months of rent and then need to make the unit available to you, at the same rent you were paying, once they are done the renos.
    3. If they launch multiple attempts to evict and fail every time you will be able to charge THEM for a harassment eviction and be able to at least collect one full year’s worth of rent at market rates ($24,000)
    4. Every single one of these actions will take 6-12 months to go before the LTB, and even if an eviction is, eventually, granted, you will have another 6-12 months to wait out for an eviction order to be processed; meaning that at best they evict you in one year’s time, and at worst you stay put for two years followed by them owing you a full year of rent at market rates.

    By comparison 12k followed by a prompt departure under an N13 gets the whole mess done, and while neither of you will be happy (you because now your paying more for rent, your landlord because they paid 12k), it will be a FAR less hostile process for everyone involved.
