I am a social worker and my first job paid $36k in 2018 and I could only afford to rent a room for $800 then. In 2020 I bought a 2 bed condo for $900/month. In 2021 I refinanced and now my condo is $600 mortgage, and the HOA is $300 HOA and utilities $200 so $1,100 total which is an affordable housing cost for the Capitol of CA given my gross is $6k.
Today in 2023 IF i bought my condo today under the same minimum 3% down payment I did in 2020, itÔÇÖs mortage alone ( not including HOA) would be $1,850 because interest rates are at 7%. So even though I bought just a short 3 years ago I am grandfathered into a very affordable housing situation.
