    I know someone who does this currently. They have the same as you’re proposing; a huge hall, futon bed, kitchenette, gym shower.

    The downsides;

    * At night, this person feels they have to lie low in order to not be seen. This also means they don’t go out as they don’t want to be seen entering the hall at night.
    * Although they’ve decorated and made the space cosy, they are in a huge hall that is a bitch to heat in winter
    * Because of their business hours, they are hyper aware of when/where they’re seen within the building (windows)
    * They park their car in the associated parking out the back, but again, safety is an issue. They’ve been aware of people loitering at night which has made them feel unsafe
    * They are fairly certain the landlord knows they’re living there, and he’s turning a blind eye (the tenant moves in Sept anyway)
    * Insurance is difficult; this person isn’t insured because its a commercial premises, so their personal belongings are uninsured

    By all means, I don’t decry the idea, but you need to go into this with your eyes open.

    Commercial leases are likely not going to be great for you. Mostly they will want long terms, they will be +GST and +OPEX, will have specified uses, and even if you manage to get a periodic one then the LL can kick you out in whatever the lease agreement specifies. No RTA for you.

    A friend of mine tried this with a big ground floor area for his cars and bikes while he lived in the second story. he found out the hard way they are not built the same as houses and don’t warm up as easy or keep the heat in. He did it for a summer season and didn’t even attempt winter.

    I have, slightly different scenario. Property owner used the front half of the building for storage/workshop rented me the back half as accommodation off the books. Our halfs were devided by an internal wall and my area had internal walls dividing the space up into living/bedroom/kitchen/bathroom. I loved it no Property inspections, no neighbors to bother me, cheep rent and my own space. it was noisy as fuck during business hours but after 5pm and weekends it was pretty much dead.

Bought himself a small commercial space, ending up leasing the downstairs part to a business for cheap whilst keeping the upstairs part to live in. Worked well as he didn’t need to be at home during the hours the business was operating so they never really saw each other.

    It doesn’t come without its risks though. The types of issues you might have are things like industrial pollution/noise, lack of insulation, and insurance.

    One concern would be security for your car overnight if there isn’t a lock up garage. Industrial areas will be even worse than residential for car thefts because there’s generally no one around at night.

    However I love the idea. I know someone who did this with a friendly landlord who turned a blind eye. He even installed a freestanding shower cubicle somehow. And living alone is about a trillion times better than living with flatmates.

    I’ve done it for a year and half. Lived in a warehouse and kitted out a living space. I know some people that have been doing it for 20 plus years with no issues. It’s a nice way to live

    Things to watch out for: OPEX, this can be very significant in some places. Minimum lease terms, quite a few landlords will want at least 2yrs even longer (unlikely to get shorter term leases like there is of residential of only a year, or even less). You’ll have none of the many *many* rights that residential tenants have. The figures quoted will be GST exclusive, unlike residential properties.

The general understanding is neither acknowledged it. One was a mechanic and lived aboveÔǪtheir workshop. IÔÇÖd honestly say nothing stopping you. Just give, just enough information. But no more.

    It’s doable, just be aware that if the space is within a body corporate then you may be jeopardising the building insurance for others within the body corporate as living there wouldn’t be a permitted use of the building.

    Yes its not a new idea, there are properties in my city where industrial units have 1 room apartments built in.

    The best scenario – buy a building and fit out an insulated living area inside.

    The worst – its already been mentioned.

    From my very limited experience indications of living in a commercial space may mean a failed wof inspection which means the owner might not be able to get insurance. Not sure what the loop holes are but this happened to me.
