    Do you want these tenants that your real estate agent will find to do a bond clean when they move out or just a once over ‘clean as they go’?

    Just be aware that your tenant only needs to return the property in the original condition (less wear and tear). So if you don’t hand them a professionally cleaned house, then they don’t have to hand it back professionally cleaned.

    I also agree that if you can’t afford $1.1k to spend on the property, then you probably can’t afford to run an investment property. Especially one that’s “quite old” – which would have a higher chance of things breaking or being beyond their effective life if damaged

    If you can’t afford a tax deductible bond clean, perhaps you need to rethink the “investment” aspect of your “investment property”.

    You don’t have to get a professional to clean it, but it does have to be cleaned to a professional level. That means all those little things you don’t think of, like door jams, tops of cupboards, skirting boards.

    Depending on the size of the house, it does seem a little high. However that being said – tenants have an obligation to return the property to the condition that they received it.
    If you don’t do the clean, they are under no obligation to have it professionally cleaning.

    Also if you’re balking at $1.1k for a clean, wait until you find out about smoke alarm compliance, water compliance, minimum housing standards, landlord insurance, etc.

    About 10 years ago The Investors Club used to recommend to their clients to expect to spend a minimum of $10k a year on the property (including maintenance and upgrades), I imagine they’d recommend a bit more now.

    Real estate has kick backs to there cleaners. If the house is clean hire a professional to then clean so you have had it done professionally too. Source your own cleaner and they have abn reputable. $1100 is huge.
    I have been a renter, rented after owners cleaned. I was expected to have it better than when I moved in which I had pictures. Real estate told me well we can’t tell an owner they didn’t clean the place good enough.

    Ignore all the people judging here and talking crap. No, you don’t have to have it professionally cleaned. It must be clean, but who does it, doesn’t matter. They are trying to milk more money out of you. You could also decide to get it professionally cleaned – by a cleaner of your choice. It’s your call. Just remember that any tenants you have only have to return it to the same condition/ cleanliness that it’s in when they move in.

    I’d be happy for the tennant to leave the place in the condition it’s in because clean.

    Would the bond they pay cover for anything ?

    I’ve been given 18 days to relocate from work, nothing was planned to be rented out. Hence the lack of knowledge and experience. I lived with my parents before purchasing.

    I’ve spent, 2.8k on electrical work, fans, smoke alarms etc
    1.8k on new carpets
    1.8k on door frame + 700 installation
    500 plumbing
    500 carpenter/ work
    Few hundred on mulch/ paint supplies etc

    I don’t know about everyone else but I don’t have much cash left over.
