    Please get some tax advice! If you are a tax resident in Australia you will be require to pay Capital Gain Tax on the NZ sale. I can tell you from personal experience, trans-tasman property sales can easily turn into a nightmare.

    Also keep in mind that NZers are eligible for First Home Owner grant schemes in some states, even if you have owned property in NZ

    And on your question of seller agents – not common in NZ but I would ask people you trust on who is a really good real estate agent and run with them

    Personally if you are doing ok financially and have a great tennant then I’d recommend hanging onto the property until the market improves for sellers, apparently ee haven’t quite hit the bottom yet. Also as mentioned you’d possibly be stung with CGT which wouldn’t be ideal.

    If you can I think you should keep the apartment in Auckland- at least for a year or two more . The market is pretty depressed there atm and if rent is as affordable as housing where you are you may not lose out . Also a backup if things dont work out as you thought in Aus. Maybe its possible to borrow against it and buy something modest in Aus Рalways best to avoid selling at the low point  Also it may seem harsh but you cant be worried about your tenants position- your life/finances must come first .
