    What agency is it? The agent should be presenting your offer! If itÔÇÖs too low or not suitable for the vendor to decide thatÔÇÖs for them to decide, not the agent.

    The agent is trying to buy more time to get more parties in a ready to bid position on auction day is all.

    Write up your offer (with the help of a lawyer or an agent you know and trust if youÔÇÖre unfamiliar with how it works) and email it to the listing agent, ccÔÇÖing in their manager, and state you want it presented to the vendor.

    The % an owner pays is agreed prior to selling, and that total amount doesn’t change wether it goes to Auction or sells in any other way.

    It may impact the amount the listing agent would share if another agent (selling agent) had the buyer on the property – which is called a conjunctional sale. But they absolutely don’t get some sort of extra money on top.

    Auction Sales at some real estate companies pay out a higher split of the commission to the listing agent (person you see on the signboard, at open homes etc), whereas if its By Negotiation then the selling/conjuncting agent (person who introduces the buyer) might on occasion get more since theoretically they have to do more work negotiating with their buyer.

    But the actually $$$ involved is generally not huge and it’s not the only thing that can impact splits in any case. It’s really just to represent the fact an Auction is more work for the listing agent than a selling agent and they should probably very rightfully get paid more in that scenario.

    But in the specific situation you are referencing, a pre auction offer, no they wouldn’t get paid more for that because A) that’s still considered an Auction sale anyway and B) you haven’t got another agent representing you I presume so its not in play.

    I highly doubt it’s because of the commission they aren’t presenting it – they probably just want you to go to the auction so they hopefully have more people bidding for their owner. But if you want it to be presented you just need to **put it in writing** and send it to them (95% of agents will present it , even when they know its not going to be accepted) and then cc in their branch manager (and then the other 5% of idiots will too).

Certain agencies will pay their sales staff more if they do an auction campaign ahead of anything else, but no if you have a pre auction offer accepted it doesn’t change their pay.     Agent here. For selling a property by auction or by tender I get an extra 5% cut of the gross commission from my company.

    Your agent is obliged by law to present a pre auction offer *unless* the vendors have said they don’t want any offers before auction day. Selling via a pre-auction offer still counts as selling at auction so he will still get that extra cut.

    Just be aware that if you do make an offer the agent is obliged to talk to anyone else with interest in the property and give them the chance to make an offer too. Alternately they will pull the auction forward and your offer will be used as a starting point for bids.
