Using AI Legalese Decoder to Simplify Real Estate Transactions

In Ontario, when I recently reached out to a listing agent to view a home, their first question was whether I was working with a realtor. This got me thinking about the advantages of becoming a realtor myself in order to save money when buying or selling a home.

Many people have mentioned the potential cost savings associated with handling real estate transactions independently. When I consider the numbers, it starts to make sense. For instance, if I were to purchase a $1 million home, the standard 3% commission would amount to $30,000. However, according to [humber.ca](https://humber.ca/realestate/become-a-salesperson/real-estate-salesperson-program.html?utm_term=real%20estate%20license%20ontario&utm_campaign=RECO+SBM+Search+-The+Real+Estate+Salesperson+Program&utm_source=adwords&utm_medium=ppc&hsa_acc=3237435054&hsa_cam=17836121738&hsa_grp=141809168280&hsa_ad=654210243784&hsa_src=g&hsa_tgt=kwd-499559092&hsa_kw=real%20estate%20license%20ontario&hsa_mt=b&hsa_net=adwords&hsa_ver=3&gad=1&gclid=EAIaIQobChMImv3s0JbBgAMVRt3jBx3MMw9SEAAYASAAEgLPZ_D_BwE), the cost of becoming a realtor in Ontario is estimated at $4,765. Let’s round it up to $5,000 to account for any additional fees.

To obtain a real estate license in the province, one must complete four courses, two simulations, four exams, a compliance course, and two elective courses, according to the website. However, it is uncertain how comprehensive these courses are and the time commitment they entail. That’s why I’m here seeking input from individuals who have pursued this route themselves and then discontinued their realtor career once they have successfully bought or sold their own home.

Considering the potential savings and the possibility of taking control of the buying or selling process, have you ever considered becoming a realtor yourself? Dont you have to be working with a realtor company to make it official or something? Will be interested to see the replies.

But why? Realtors are completely unnecessary, so you donÔÇÖt need to become one to list or sell your home. Just do it.

You can buy or sell a home with any real estate lawyer and no one else. No need to take a course. Just run your APS by them before signing.

    Source: a lawyer.

i literally just did this but already have a sales / investment background and make close to $200k/yr in my field. about $5k for the license and easily $5k/yr in broker, board memberships, and insurance. recommended if you are the entreprenerial and people type but the true stats are something like less than 50% of registrants don’t sell any homes and the bottom 80% sell less than 1 a year. so top 10 is nonsense really if you practice at all you will make it. my plan is more than 1 or 2 homes for personal investment so to me it was a no brainer

Can’t you hire a realtor that gives you cash back instead?

  • boblazaar

Just sell on your own and save a bundle. ItÔÇÖs easy. You already have a lawyer, utilize them.

Yea letÔÇÖs take three weeks of classes, do tests, sign up fees, dues, and set up with a realtor, and not have a hot clue about the actual industry to save less than 1% on what will likely be one of if not the largest financial transaction of your life.
