Why donÔÇÖt you borrow from a bank in that country? Almost guarantee none of the big 4 banks will touch it with a 40ft barge pole. You may find a second or third tier lender but the rates and fees involved would be astronomical

Sell your expensive NZ house and use the proceeds (minus bank mortgage repayments) to fund the Asia build. Some NZ banks like ANZ have overseas operations in Asia that may loan locally if you have all the correct visas, work permits and payoffs in place.
An NZ bank won’t lend against overseas property because they can’t register a mortgage against it.
You could borrow against an NZ property if you had sufficient equity, but you’d have to disclose why, I don’t know how that is viewed these days.

Apply for an equity release if you have security in nz you can lend against, pending you have sufficient equity borrow it for ‘investment’ purposes
