Tukwila’s Consolidated Maintenance Campus Project Receives Determination of Non-Significance

Exciting developments are underway in Tukwila, where plans are progressing to consolidate the city’s Public Works operations onto one comprehensive 10.8-acre campus. This initiative will effectively unify several existing facilities, greatly improving operational efficiency while ensuring vital city services are maintained seamlessly.

Recently, the city took a significant step forward by issuing a determination of non-significance (DNS) for the Tukwila Maintenance and Engineering East Campus Project. This decision allows for the continued planning of the project, which incorporates five adjacent parcels known as the West Campus and the East Campus. These locations are specifically situated at the addresses 11210 Tukwila International Blvd. and 11231 East Marginal Way S.

Construction for this expansive project is slated to begin in the summer of 2025, with an estimated budget of around $80 million—a strategic investment in the city’s infrastructure that promises to pay future dividends through improved services and efficiency.

The design of the campus will feature a state-of-the-art, 35,000-square-foot, three-story maintenance and engineering building, which will house various shops, offices, meeting rooms, and essential support spaces. In addition, the campus will include a new 5,000-square-foot tool storage building designed specifically with drive-through truck loading for convenience, along with a compact 2,600-square-foot decant facility.

The Tukwila Maintenance and Engineering East Campus Project aims to bring together the Public Works operations onto a unified 10.8-acre campus, enhancing service delivery.

This ambitious project will not only streamline operations but will also incorporate various site components, including both covered and uncovered parking. It will provide specific areas for storing spoils, brine, salt, sand, and gravel, as well as secured storage for equipment and parts. Furthermore, the design includes dedicated outdoor space for staff breaks and multiple uncovered storage areas to facilitate the overall operations of Public Works.

While the new facilities will modernize operations, an existing fleet and facilities building located on the West Campus site will remain in use, ensuring continuity of service. However, an outdated UPS freight center will be dismantled to make way for this innovative new facility.

Additionally, environmental restoration will also play a role in this project, with plans for shoreline restoration along the Duwamish River, aligning with Tukwila’s commitment to sustainability and ecological stewardship.

Leading the construction efforts is BNBuilders Inc., serving as the general contractor/construction manager. The project team comprises several distinguished professionals, including Shiels Obletz Johnsen as the owner’s project manager, Miller Hayashi Architects for architectural services, Cannon Engineers for civil engineering, and Herrera Environmental Consultants, specializing in landscape architecture and environmental engineering. Other contributors include PCS Structural Solutions, P2S mechanical engineering, Tres West Engineers, and various specialists in acoustics and building performance, including the UW Integrated Design Lab.
