    I suspect that there’s probably still a fair bit of headroom in the Tokyo market, especially in the luxury / high-end sector where there’s seemingly a lot of foreign money flowing in.

    However, I also have a hunch that there’s a *much* lower ceiling on real estate valuations here than we’ve seen in a lot of major cities where prices have gone crazy (SF, Sydney, London, etc.). Part of my reasoning for that is demographics, and part of it is planning (Tokyo builds a LOT of housing and there’s no real NIMBY movement regarding high-density housing).

    The underlying factor, though, is that I don’t think Japan has the same stigma around *not* being a homeowner that you find in a lot of Western countries – overheated prices in many places have been driven by people desperate to get onto the “property ladder”, often pushed by Boomer / Gen X parents who built their financial security on property appreciation. That expectation that buying a home will make you wealthy doesn’t exist here (if anything, those generations in Japan are still scarred by the property bubble bursting in the 1990s, and definitely haven’t been pushing the “home as investment” idea on their kids), and it’s much more ordinary and acceptable for people to live at home well into adulthood. I don’t see Japanese young people being willing to go to the extreme financial lengths I see people going to in London, Sydney etc. to get into a “starter home” – if property is priced out of their range, a lot of them will shrug and stay living at home. Consequently I think you’ll see an actual demand curve in action for property here, with demand dropping off massively when prices overheat.

    That’s just my hypothesis, of course – I could be entirely wrong, but my gut feeling is that Tokyo has better release valves for overheating than most major cities on both the demand (people dropping out of the market when prices get too high) and supply (high-density construction) sides.

    Why would you take out an investment loan to buy a bigger home when you could take out a second home loan at a much lower interest rate? If you think investing in real estate is about resale value, that is.

    Most investors here care more about rental income, and to earn good rental income you have to be more involved. More willing to spend money to attract good tenants.
