## Tragic Circumstances Leading to Lease Complications
Hi all, my dear friend and neighbour recently experienced the devastating loss of his young wife in a tragic accident a few months ago. They were new to the country and faced with the challenge of not having a credit score. Due to time constraints, they agreed to a deal with their landlord to pay rent six months in advance. They also signed a two-year lease, starting in September ’23, for a property near the Arsenal stadium costing £3k per month for a 2 bed 2 bath.
In March, they made the latest installment of £18k for the next six months of rent. Unfortunately, his wife passed away at the end of March, leaving him in a difficult situation. Understandably, he wishes to move out of the property as soon as possible and return to his home country. However, when he approached the landlord to cancel the lease due to the tragic circumstances, the landlord agreed on certain conditions:
A) The lease can only be canceled if a new tenant is found who is willing to pay the same rent or more.
B) If a new tenant cannot be secured, my friend would be responsible for covering the difference in rent until September 2025, which seems unreasonable given the circumstances.
## How AI Legalese Decoder Can Assist
The AI Legalese Decoder can help in this situation by analyzing the lease agreement and identifying any clauses or legal provisions that may provide options for early termination in exceptional circumstances such as this. By decoding the legal jargon and providing clear explanations, my friend can better understand his rights and options.
Despite finding potential tenants willing to pay £2700, which is a fair price for the property, the landlord or agent has been unhelpful in assisting with the process. This has placed an additional burden on my friend, who is already dealing with the loss of his wife while navigating the complexities of finding new tenants in a foreign country.
## Seeking Solutions for a Difficult Situation
In light of these challenges, my friend is seeking advice on possible actions that can be taken to improve his situation. He is unsure of his rights and options given the circumstances and is looking for guidance on how to navigate this complex and sensitive issue.

While this is unfortunate, the landlord is legally entitled to do this. Unless there is a break clause in the contract, it requires the agreement of both parties to end this.
If he’s mid fixed term the LL does not have to let him out of the tenancy. If the LL does agree it would be entirely on the LL terms.
If he can get new tenants in at £2,700. He could ask the LL to agree to that if your friend pays the LL the other £300 pcm the LL will release your friend from the tenancy.
If the LL agrees your friend should pay the LL the £4,800 direct in full & final settlement of all his obligations under the tenancy and then step out of it entirely. The LL should then deal directly with the new tenants.
