    Check your title insurance. Some policies have a clause that covers major structural changes performed without a permit.

    A person can do whatever they want to their house.
    But a permit is necessary in some cases. Like electrical. Or structural. Etc. etc.

    Good chance the owner doesn’t even know.

    But it’s the contractors responsibility to pull permits. Even If a permit is pulled doesn’t mean it will be done right. Just the chance it was done right is higher.

    Sucky situation. But the house is sold. Things pop up post sale I don’t think there’s much recourse.

    Best shop around and get quotes and prioritize repairs.

    This kind of scenario was super common on Holmes on homes.

    These are things your inspector should of noticed prior to buying it. Did you not pay the $600 dollars to get an inspection?

    Houses are always pretty much buyer beware, there is always something wrong with resale homes and you don’t have a warranty it’s up to you to set aside funds for things like this. The homeowner may have paid a friend of their’s to remove the wall with neither of them knowing what the F they were doing. Definitely no permits.

    When I bought my house in addition to the knob and tube wiring that I knew I had to replace, we found that they were running electricity through a ground wire to accommodate a 3 way switch which is mega dangerous. Also found uncappd live wires just hanging in the basement ceiling that were drywalled over. They also drywalled over electrical junction boxes and the outside water shutoff valve.

    In addition the main water shut off to the house and the one above the water heater were both ceased and couldn’t be closed. Tree roots in the basement drain that they must have known about and chose to ignore.

    Neighbours of mine had the same thing that you have, but worse, the previous owner removed all of the walls on the ground floor to make it open concept but a couple of years later the 2nd floor started sagging into the first floor. They had to remove the entire first floor ceiling support the weight of the floor above and Sister every ceiling joists to fix the structure.

    Basically there are two types of defects. Patent and latent defects.

    If the issue could have been revealed during an inspection itÔÇÖs a patent defect and youÔÇÖre chances of winning are low.

    If the defect is latent. Meaning it could not be revealed during the inspection, then you are more likely to win if you sue.

    There is also the option of suing the inspector if they ought to have discovered the deficiencies but did not sue to negligence

    Honestly, welcome to home ownership. Nothing is ever perfect and there are often issues discovered that need rectifying (be it either a DIY or hack job). It is suggested at a minimum of 1% if house value should go into maintenance annually.

    Structural changes require a permit in most, if not all, jurisdictions. The process for pulling the permit would include engineer stamped drawings and at least one on site inspection by the cities building department.

    You can likely check with your municipality for any permits for change on your house.

    (Almost) All electrical work requires a permit, and likely 2 inspections, (rough-in and final). Depending on the jurisdiction, these inspections may or may not be done in person (see Ontario’s ESA RBO program). Further, the work must be completed by a licensed electrical contractor. You can contact your electrical Authority Having Jurisdiction (AHJ) to see if permits were pulled. If no permits were pulled and the general contractor did the work (very likely judging by the issues your having) the penalties can be very severe, including jail time.

    You have serious issues with your house that need to be addressed. If you don’t have the direct cashflow to deal with them, I suggest a HELOC with your bank/lender to allow you access to funds to remediate the issues, soon, before more serious issues arise from failing structural support or an electrical fire.

    Really trying to not be rude here but stupid choices equals expensive lesson. One why the hell did you buy a house without a house inspection!? and two you no absolutely no recourse here, all the fixes are going to come out of your pocket.

    You can check your title insurance and call the building inspections department for your city but it’s likely you won’t find a silver bullet to fix this. I am a contractor and ran into a similar situation that ended up going nowhere. I did an inspection on a house for purchase, it all looked good so they bought it and we started renovating. After we started the reno and dropped some drywall it became clear that the previous homeowners hid structural damage where the deck had rotten and rotted out the wall below it by cladding the underside of the rotting deck and stapling outdoor carpet on the top of the deck.

    It ended up being 20k to fix, and that was less then the legal fees would have been so the homeowners just paid it. You are likely in the same situation.

    Also you should get a home inspection now to see if they screwed anything else up.
