**The Lease Transfer Process and Additional Costs**

Upon reaching out to the REA, you were informed that a fee of $220 would be charged for the lease transfer, accompanied by an additional $20 credit check fee per new tenant. While you are fortunate to consider paying the $220 transfer fee in order to expedite the process, the $20 per tenant credit check charge may raise concerns. It is legitimate to question whether this charge implies continuous payments until the REA finds the “perfect” tenant, especially considering the requirement to provide potential tenants to the REA.

Are those fees/terms listed in your lease agreement?

  • zanymeltdown

Credit check? Agents dont do credit checks, they cannot list defaults unpaid rents on peoples credit files and if someone wants to pay the weird re website check then they do that (but shouldnt).

What does your lease say about break lease fees?

    https://www.consumer.vic.gov.au/housing/renting/starting-and-changing-rental-agreements/people-moving-in-and-out/transferring-a-rental-agreement

Rental providers cannot charge a fee for giving their consent, or refuse consent if a renter wonÔÇÖt pay a fee.

If the rental provider agrees to the transfer, they can ask the renter to pay reasonable costs for preparing a new rental agreement document. Reasonable costs means costs that most people would think are fair.

    That doesnÔÇÖt sound correct!

Standard. It’s not a credit check on your credit file. It’s a check against Equifax’s national tenancy database to see if that person has been blacklisted and also sometimes against AFSA’s database to see if that person has ever been bankrupt.

These are standard REA checks. The REA normally cops these fees as it’s minimal compared to the amount the get from each rental. Sometimes, they write it into the contract so the landlord wears it.

Regardless, it’s a legit fee, and if you’re happy to pay $220 just to get it sorted, what’s an extra $20.
