The third applicant may be unsuitable to be a tenant due to their risk profile or history or references or financials. As a tenant, you don’t get to dictate the terms of renegotiating your tenancy contract.
A dispute for what? You signed a lease for 2 people.
You don’t get to change the terms because it suits you.
In all honesty, if you’ve asked the question, then they’re going to be aware of it.
So let’s say you move this third person in, the next time you have an inspection, the REA will literally count the beds on the property, and breach you for having that third occupant.
You’ll get told to fix it, or everyone moves out.

They need a reasonable excuse to deny adding someone to the lease, likewise having someone as an approved occupant.
I don’t think the REAs excuse is reasonable. OP you should call the RTA, then QCAT failing that.
I don’t think there’s anything stopping your mate from moving in regardless if they’re on the lease or not. You’ll need permission from the pm but that’s it.
