    Definitely just chill and take a breath. The first year will be a roller coaster as you get used to bill cycles, unexpected random issues, minor renovations.

    Rather than dropping your leftover cash into ETFs stick it in your offset for that first year at least till you have the basics sorted.

    Don’t get sucked in buying the best of everything or rushing into filling your house with stuff. 

    Your brothers assessment of post-move out review seems like good advice.

    Perfectly normal. Make any changes to flooring before you move in. Do the rest after you have lived in it for a while. Relax and enjoy your new home.

    It’s pretty normal, yes. Just ride it out. From the first few paragraphs it sounds like you’ve made a great choice – quality build, close to work, and room to add value yourself. Your brain is just trying to come up things to worry about (and it’s not even coming up with very good ones!) In a few months, when you’ve settled on the sale, moved your stuff in, and seen the first mortgage payment come, you’ll feel fine. Then you’ll start getting excited about the projects you can do (first thing I did when I moved into my own place was nail a bunch of pictures hooks to the walls, after years of renting and not being able to!)

    hey mate, i can relate to this, being the same age and having just bought a home. At the end of the day, i think you need to remember that there isn’t any point saving your money and growing it, if you don’t stop sometime to enjoy it as well. Obviously i say that knowing you’ve done well to save and form the right habits. I agree with your brother’s assessment in that you should give it 6-12 months before deciding to start any projects, but also don’t be afraid to use some money to really invest in your quality of life.

    Don’t wring yourself about the tenant. You were probably a renter before, you know that is how things are and you didn’t create this terrible housing situation. Does it suck? Yeah it does.

    As for “loosing” all your money, that’s not really right. If you put all your money into stocks, would you say you lost it? The money is not gone, it’s now in the equity of the property.

    I heaps of photos on my fridge of my sister and husband and her kids cos she sends me photos of them all the time. There’s really only photos of them there. So you never know.
    And if it ain’t you kicking them out it’ll probably be someone else.

    Just know that approval is always conditional. Five days before settlement my bank asked for all my documents again… I don’t know what would’ve happened if my situation had changed.
