[Edit] The notice also has to be on the correct vacate form. If the REA hasn’t done that (say, just an email telling them to go), then the tenant hasn’t been given the correct legal notice and doesn’t have to move. The timer starts once the correct and valid legal notice has been served in writing.
BTW, kicking out a tenant relies on them obeying. If they refuse, the landlord has to apply to NCAT for a formal eviction, which could take months. 😉
Pretty sure 30 days is the notice required before the end of a fixed term in NSW. But there’s obviously many unknowns about the situation that could change that.
6 kids heck, they really are going to be up shit creek. As soon as the application notes 6 kids they’ll slide right down the pecking order.
Wanting them out really has nothing to do with the family themselves, they just want the place vacant to sell it.
Overstaying the lease and making them force you out is an option but it’s not a very nice one. But if you literally have nowhere to go then it becomes a very real option to buy more time.
Honestly, not enough info. However, if theyÔÇÖre good tenants, then the REA could find them something, even if itÔÇÖs not with the same agency. They talk. A lot.

If they are on a fixed term lease they can tell the REA to gf.

Get your friend to his REA for help securing a new rental. The REA will have stock of properties available in that area
As others have said, it all depends on the lease, but if the lease has expired and theyÔÇÖre month to month (or even if they just want to get the move over and done) try this option
A lot of rentals in the market are either “available immediately” or available in 2 weeks. It’s seldom that it’s longer. Why it is like tht is beyond me because then it means you’re not looking for a rental up till the last 3 weeks of your tenancy unless you pay for 2 rents whilst you transition. So a month is somewhat of a reasonable amount of time. I’d also ask ro try and negotiate some terms with the landlord to have you still renting whilst selling. My landlord decided to sell their apartment 3 months into our 6 month tenancy, and has been annoying keeping the place as clean as possible (I have a dog so lots of fur) twice a week. We decided to move out after our tenancy is up and now the agent is trying to negotiate a 35% rent reduction to stay so the place remains tenanted whilst trying to sell. Might be worth Asking if that’s an option ? Unless they want to sell it completely vacant
