    If your friend doesnÔÇÖt agree with the landlordÔÇÖs proposal, they can negotiate or let the landlord take them to xCAT.

    Not only do they not have to agree, they can put in a claim for their full bond from the RTA, if they agree they didn’t damage anything. (Ie if the landlord is trying to charge them for things naturally getting old, he can go jump.)

    Largely, I believe they can only keep up to the full bond amount. Anything further should be claimed via the landlord’s insurance.
    The landlord can go to VCAT requesting further compensation, however from what you have described, the money requested is not reasonable in comparison.

    As for the amount, the landlord needs to take into account depreciation of the furniture (eg. Depending on the age, they may not be able to claim any bond, especially if it is old).

    I would encourage your friend to ask the landlord for an itemised listing of the fees incurred. They can also intiate the bond claim from the RTBA themselves.

    I had a tenant leave an iron on the carpet, as the carpet was older than some arbitrary age this was considered fare ware and tare. I just replace the carpet myself and moved on. Claim your full bond back (unless you did damage it) and let the landlord follow the correct process

    Everything needs to be prorated based on age and the ATO table for amortisation. Steam cleaning would be a fair charge if it is listed as a requirement in their lease upon vacating otherwise so long as they left it clean there is no further responsibility.
    Have your friend claim their bond back and let the landlord make the application against it.

    This sounds like a shit deal. At a fairly inflated price index I feel like it would go: steam clean = $120, 2x doors + paint and install = $180, bed base = $50 tip fee + $50 collection + $120 (ikea) new replacement + $80 delivery install new bed (if same people as removal did it, not ikea contractors) – so $600 tops. Then maybe $800-$1000 if some corporate ripoff entity is involved but certainly not $1700.

    Now IÔÇÖm not a handyman (although have been in the past) and for that money ($600) IÔÇÖd seriously consider offering, would probably take me about 2-3 hours and after the steam cleaner hire/bed/ paint/ tip and fuel IÔÇÖd estimate to expect about $300 left over

    IÔÇÖm also not a lawyer but I think worth noting there also is a fair use clause where things that are part of the rental agreement ie bed base (furnished) and doors should be expected to be returned in brand new condition as they are expected to be used as provided. So basically as long as your friend didnÔÇÖt throw a ps controller at the door and the paint flaked of as itÔÇÖs old, aswell as the bed base wasnÔÇÖt used as a trampoline or 100person orgy then should have to pay nothing.

    Also worth noting you can hire a steam cleaner from Bunnings for about $30 for 3 hours and another $20 in steam clean products- itÔÇÖs super easy to do
