    The landlord can convert the sun room into a bedroom. Nothing you can do to stop that. What you can do is take him to the LTB. Request a reduction in rent for loss of services or facilities (s.130 of the RTA) and significant interfence with reasonable enjoyment (doing renos during your lease)

    End of the lease doesn’t matter in Ontario, they automatically renew.

    The landlord is making a big mistake though. As you are on a single lease, they cannot rent out the room until you terminate the lease. You have rented the entire space as a group, not individual bedrooms on individial leases. The group can rent out the room though – so say you rent it out for $600, that’s $100/m/roommate. It’s also not taxable as income – on your taxes you reduce your rent paid by the amount earned (so if you pay $12000/y and got $1200 in rent, you’d declare $10800 rent paid and the $1200 is paid as a passthrough to the LL)
