    Also, for the size of home I got for this price, it would be very claustrophobic for me in minato-ku.

    I practice living below my means by a lot. So while the house is large and the original cost was mostly the land, I’m not “house broke” in comparison to some other people i know who decided to buy a 1oku 2ldk in shirokane

    I think the house you will get used to. But if the surroundings are no good for your needs you will have more regrets. You can always reform the house also. Most new builds are generic anyway. ItÔÇÖs just the layout of the rooms and that you can get used to fairly easily.

    Neighborhood as in distance from schools if you have/want kids, distance to markets, shops and parks, and not in a hazard area are the main things we looked for. Once we identified the neighborhood, we just looked at each house that was for sale or being constructed until we found exactly what we wanted. It helped that our neighborhood is all 40 year old houses so lots of new construction happening so we could pick exactly what we wanted.

    I’ve been looking at houses lately and by FAR the most important thing is separation from the neighbours. My experience has been that a significant chunk of Japanese people are really shitty neighbours, specifically with regards to noise. Everything else about the house can be changed given enough money but if you’re jammed up against someone who turns out to a noisy inconsiderate fuckwit then you’re shit out of luck.

    Got the house built but the location was mostly chosen because of surrounding. 2 kids so daycare and schools up to highschool are all at walking proximity. Close to wife workplace not so much for me but currently 80% remote so not so bad.

    Im happy to live in a boring neighborhood with no nightlife.

    It has to be both. You essentially have two options: choose a location, then find a house in that location that you’re happy with. Or choose the features you want in a house, then look at your options to see where they are.

    I chose a mansion, but I started with the features important to me, then looked at my options. Since I had some pretty specific needs I only had about 20 options in west Tokyo, so I looked at each of the options, and fortunately one of them was in an area I really like.

    When I bought mine a few months ago, these were what I considered:

    1. First impression, this is subjective feeling however if you don’t feel good at the beginning then there is no point to consider it.

    2. Walking around the house, if it’s not too far away from train station I would walk there to feel it, and if I have spare time I will take a look during daytime/night time to see.

    3. Will check if too many old houses around, there might be a chance of reform/rebuilt which means dust/noise will be nearby for almost a year if that happens.

    Definitely location first. Proximity to public transportation, shopping, restaurants, schools (if you are planning on having kids), family, recreation, etc. are hugely important to your every day experience.

    The next most important thing for me is space. It needs to be big enough to meet my family’s needs. Ideally even a little bigger than you think you need – i.e. if you want to have a home office, a place for working out, a vegetable garden, etc.

    Of course it can be hard to get everything you’re looking for in a budget that works for you. But if you can decide what’s most important to you, and then be patient waiting for the right home or lot to come on the market, there are a lot of great opportunities to score a fantastic home at a really affordable price in Japan.
