Owned by Forever North Real Estate LLC, led by North End Teleservices CEO Carmen Tapio, the complex will consist of two four-story buildings. The first building, facing 24th Street, will feature roughly 16,000 square feet of retail and dining space on the ground level and 81,000 square feet of office space on the upper three floors. North End Teleservices will relocate its employees to the complex and hire an additional 50 people.
The second building will be an apartment building with 99 units ranging from one to three bedrooms. Monthly rents will range from $850 to $2,000. The apartment building will include amenities such as a fitness center, a daycare, and community spaces. The complex will provide 146 parking spots, including on-street and off-street spaces, with some available in an underground parking garage.
While concerns were raised about the proximity of one building to a sidewalk, City Councilwoman Juanita Johnson reassured attendees that the setback complied with guidelines for neighboring buildings. The project has gained support from the community, with Johnson calling it “huge” and “fabulous,” and stating that it will add value to the area.
The Blair Freeman Group, a Black-owned construction company, plans to apply for financing from the American Rescue Plan Act in addition to the approved tax-increment financing. The Forever North project will revitalize a location that was previously occupied by a Safeway supermarket in the 1960s and, more recently, the Omaha Small Business Technology Center. The buildings were demolished two years ago to make way for the new development.
City planner Don Seten emphasized the significance of redeveloping the vacant property, stating that it will support the surrounding land uses and serve as a valuable investment for North Omaha. Construction on the two-building complex is set to begin in the spring of next year.
