    If you accepted the $150, that would be viewed as entering into contract, as there has been an offer (150) and acceptance by yourself.

    Therefore you must honour the terms of the contract. Therefore, you cannot dispose of their goods before Sept 1st due to the contract you made with them (even though unsigned) as your acceptance of payment is considered acceptance of the contract.

    Also, LL in Ontario cannot force you to sign a new 1 year lease unless you share a kitchen with them.

    If she claims she never agreed to anything, then it doesn’t matter when you dispose of her stuff.

    You need to look into how long until that transfer expires. If you wait too long then you will have nothing and the furniture.

    With absolutely no expertise on this subject matter: she didn’t sign, and even if she did it’s probably not enforceable. Notify the landlord that the past tenant left a bunch of stuff in the garage and the landlord can try to contact the owner. If the landlord doesn’t hear back after 30 days (source required) then it’s considered abandoned and the landlord can pay for the disposal fee.

    This entire situation is not your problem as a tenant, just send pics to your landlord and let him deal with it. It’s 100% the landlord’s job and responsibility to maintain the house.

    Edit: also any E-Transfer that has not been accepted or denied can be cancelled/refunded by the sender.

    If you wish to claim the agreement is void because she never signed and refuses communication, that is reason to _not_ accept the e-transfer, as that money is part of the agreement. If you accept it, you are confirming the agreement.

    Basically you have two defensible options:

    – There is not any agreement, you tried to return her items but she’s ignored you, so dispose of them now, but that $150 is not yours.
    – There is an agreement to hold the items until September, and you are entitled to collect the $150 immediately and hold it as a deposit, and come September dispose the items and keep the $150.
