    All the main issues that you have raised are the domain of the police not the strata. There is limited thing that’s the strata can do. (Join the strata committee where you live and find out just how little power they have)

    The owner/real-estate agent could try and evict the person, but if the damage to the apartment is not enough for them to evict, then there is not much incentive to evict so as they don’t live there so are not personally impacted by the tenant behavior.

    I would suggest the following

    1. Get yourself on Strata
    2. Get strata to agree to have camera / get more cameras through common property
    3. make sure that you spend the time and effort to get the CCTV footage archive of any of his bad behavior’s done in public
    4. Keep up the reports to the police. Make sure that you have every neighbors report each issue
    5. Give the police any supporting video evidence / make complaints on the video evidence

    Eventually the police will get enough and do something about it to stop all the incidents that are being reported to them.

    Had this with the house next door .
    Step 1 . Get a contact at the real estate via email

    Step 2 call your local council and get hold of the complaints officer and their email

    Step 3 . Under no circumstances call the police , get in your car and go down there. Lodge a complaint and get an event number. Now they know you mean business.

    Step 4 . Every time there is an event that would require police intervention ( after hours noise , abuse etc) you go down to police station ( yes 2am ) lodge complaint get event number , email real estate and council at 2.15 am when you get home , follow up with phone calls in the morning , be the pain in their backside .
    This will take a few months but council should issue a noise abatement order so they will get fined if they continue. Council will also want to know why the managing agent hasn’t done anything about the issue .
    Get the neighbours together and maybe get a roster , Tuesdays are you , Wednesday unit 10 , Thursday unit 26 you get the picture. Do not give up , the cops will find it easier to do something than to deal with you , so will the council and realestate .

    Keep calling the police. Do it every single time..get all other residents to call the cops, every single time. Don’t stop u till action is taken.

    Noise issues can also be sent to your local council..again, every resident, every single day.

    Trust me, you can make enough noise.

    Take the landlord, strata and the unit owner of the unit with the noise to NCAT – seek an order to comply with noise bylaws.

    Keep doing this.

    I wouldnÔÇÖt suggest tripping their mains switch, disconnecting their internet or turning off their hot water supply, or cutting their water supply. Furthermore, i definitely wouldnÔÇÖt recommend waiting until an hour after the noise has stopped and making twice as much noise or letting down their car tires.

    Depending on your state, a breach of a DVO is a crime that can result in being arrested, or maybe jailed. If he is violating a DVO then report that to the police, you may get a better response.

    Get onto the strata manager and get them to issue the landlord with a Notice to Comply as this ass is interfering with your enjoyment of your property..then take it to NCAT if they don’t comply, fine of I think $1100 in NSW. That may get the landlord to move him on.

    If the resident is in breach of bylaws, can the BC not fine the owner (repeatedly) ?

    If they can, the owner would pass cost onto tenant, or t3ll the REA to breach him if the tenant refuses to pay

    If theres no power in the bylaws that allow BC to fine for breaches like these, get the BC together to vote in new powers.

    (INAL and dont know much about strata/Body Corp laws, do my suggestion may be off the mark)

    My off the books suggestion, the REA doesnÔÇÖt care when other property is damaged, but what about their own ? Slowly start doing little things to the property, dump a litre of used oil on the concrete under his car, steal or destroy the fly screens, drop paint around the place. HeÔÇÖll get kicked out at the next rent inspection.

    You’ve got a shit strata company. They should be leaning really heavily on the REA to breach or start eviction proceedings thru NCAT. Who’s on the Owners Corporation Committee? You can contact them and ask why the strata they contracted isn’t doing anything. Depending on the contract they can let the company know they’re not happy with how this mess is being handled and replace them.

    Our strata company has had 3 lots of tenants evicted over the past 4 years for constant noise complaints, (and one for running an illegal brothel lol). Three were rentals but the fourth was an owner who sold up and moved after they lost the case.

    1. All people involved make independent complaints to the police authority that the cops are not doing their job of protecting the public (make the cops escalate the guy to nights in jail)
    2. Everyone chip in to pay for ‘debt collectors’ to pay him a visit. He owes you all a peaceful nights sleep, hold him accountable to his debt.

    ..Poof of his music is video of the music booming out of his unit. If they say that may not be him, pull them on their bullshit by pointing out that whoever’s name is on the lease is responsible for any illegal activity that goes on in the unit. Illegal activity is a breach of the tenancy agreement.
