    Conveyancer here but not your conveyancer. You need to find out who took over the files after the firm shut down. CLC should have the details. You can then contact the firm who took over to obtain the documents. They should hold them for 6 years minimum so given when you bought there should be no problem.

    If for some reason this isnÔÇÖt doable or the file is missing etc. you will need to appoint a firm to do a lost deeds title rectification. ItÔÇÖs a long process and involves statutory declarations from you, the bank etc.

    The final alternative is to find out who acted for the seller when you purchased which will be tricky but they should have copies of the TR1 on file signed by the seller. They will need to contact the seller for authority. You can then get the application submitted and also send your memorandum of sale to have the application expedited at land registry.

    2. Make an urgent request to the ClC to find your file. They will either have the files in storage themselves or they will have been distributed to other firms. They will have records.

I went to the car dealership and there was a sign on the door for the bankruptcy firm dealing with it. When I spoke to them they said because the car was legally mine I was allowed to get it out.     You need to find a copy of this file, usually the SRA have taken the file or a new form will have swallowed them up.

    The file should have a signed Transfer deed (TR1) which is used to changed the names at the land registry.

    You will also need the mortgage deed to register the mortgage, as well as details for the previous owners and their solicitors.
