Seeking Advice on Mall Renovations Impacting Restaurant Business
I’m in need of some guidance and advice regarding a concerning situation my parents are facing. They have been managing a restaurant franchise in a food court located in a mall. However, they recently received news that the mall is planning to undergo extensive renovations, which will result in a temporary closure of all businesses within the food court for a period of up to a year.
This unforeseen circumstance has left my parents feeling incredibly anxious about their financial stability, as they rely heavily on the income generated from their restaurant. With the prospect of being unable to work at their establishment for an extended period of time, the looming question of how to manage and cover their expenses has become a source of major worry for them.
I’m reaching out to this community in the hopes of gaining a better understanding of the options available to my parents in this situation. Are there any legal obligations for the mall or the parent restaurant to compensate them for the downtime? Additionally, I’m curious to know if there are alternative avenues of support, such as unemployment benefits, that could potentially provide some relief during this challenging period.
I must admit that I have limited knowledge when it comes to navigating the complexities of this matter, so any insight and assistance that can be offered would be immensely appreciated. My parents are originally from Vietnam and have primarily worked within the food service industry, and I am currently assisting them in exploring and applying for temporary restaurant job opportunities in the interim.
I understand this may not be the typical type of post for this subreddit, and if that is the case, I sincerely apologize and would be grateful for any direction to a more appropriate platform for seeking advice on this issue.

Read their commercial lease and their franchise agreement.
> Is the mall or parent restaurant obligated to compensate my parents for this downtime? Are there other options such as unemployment?
Would need to read your franchise agreement and lease agreement. Even if this weren’t complex, which it is, nobody on Reddit would know.
Take the commercial lease and consult with a real estate lawyer to see if your parents are entitled to more compensation. Otherwise, your parents will need to go find another job in the meanwhile.
In addition to what has already been posted, they should also check their insurance for any business interruption claims they can make.

It’s really down to what’s written in the leasing contract with the mall and your parents franchise contract.
I’d contact my franchising manager/Regional/District partner or whatever title they give them nowadays and ask for legal assistance from their headquarter regarding options against the mall managing company and inquiring about any possibility to stop/hold any fees/loans payments to the franchiser for the duration of the forced closure time
Check with your insurance to see if you have business interruption coverage
Which franchise is it?
