    This answer might seem harsh but I am trying to give an accurate picture of what may have happened here. It’s often the case that the legal reality isn’t nice.

    I’m inclined to believe that your parents’ testimony was disregarded because it wasn’t relevant. The court is interested inÔÇö

    – Does a tenancy arrangement exist?
    – Did either party properly notify the other of their decision to terminate the tenancy?
    – Was rent paid? Were the other terms of the tenancy abided by?

    Everything else is irrelevant and will be disregarded. Judicial corruption is unbelievably rare. State court judges are paid well and it’s a great job with excellent benefits, but judicial oversight bodies are watching their every move. For many in the legal profession, the bench is a lifelong career aspiration. No sane judge would risk that and years in prison for whatever paltry amount might be offered by the litigants. There is no amount of money that is both low enough to make it worth the landlord’s while to pay (versus actually evicting the tenants legitimately) that is also high enough to make it worth the risk on the part of the court.

    Absent a written lease, tenancy is month-to-month and can be terminated with the proper notice (usually, depending on state law). Notice usually must be given in writing (depending on state law). If, after the tenancy is terminated, the tenants don’t vacate within the specified notice period, the landlord can apply for and usually will receive an order of eviction from a housing tribunal.

    When a property is sold, tenancy arrangements are continued onto the new landlord under the same terms. This means the same rent was still due and had to be paid to the new landlord. The landlord does not have to ask for rent, the tenants must pay on their own initiative. If rent is not paid, the landlord, usually after giving written notice (depending on state law), can apply for and usually will receive an order of eviction.

    There is (depending on state law) usually no requirement on the part of the landlord to find alternative housing for tenants or ensure that such housing is available before evicting.

You mentioned your father was denied for disability but is early to mid 60ÔÇÖs. Depending on his work history, he may be able to collect SS retirement benefits if heÔÇÖs 62 or older. Also, if it has been awhile since he tried for disability, he may want to try again. It is a bit easier to get once youÔÇÖre past a certain age (55 or 57, I believe). They should look into any options for income based housing for elderly and disabled people. This is different than Section 8.
