AI Legalese Decoder: Helping Navigate the Changes in the First Home Partner Scheme
Today, Kainga Ora made a significant announcement regarding the First Home Partner Scheme. This scheme, which was previously only limited to New Builds, will now include existing properties. This development has sparked a discussion among first home buyers on whether they should focus on New Builds or existing properties.
Personally, this announcement couldn’t have come at a more opportune time for me. I was on the verge of finalizing the purchase of a New Build in Auckland through the partner scheme. Needless to say, this change has introduced a level of uncertainty into my plans. I am eager to hear the perspectives of others on this matter.
In order to shed further light on the topic, let’s examine the details of the announcement.
The Government, through K─üinga Ora – Homes and Communities, has announced several alterations to the First Home Partner scheme. These modifications are pertinent to individuals who are current or former applicants of the scheme.
Among the key changes are the following:
1. All eligible First Home Partner applicants will now have the option to purchase existing homes, in addition to new builds, through the scheme. This expanded selection offers a wider range of choices for prospective home buyers.
2. The household income cap has been raised from $130,000 to $150,000. This adjustment allows more individuals and families to qualify for the First Home Partner scheme.
3. The income cap criteria for intergenerational wh─ünau has been broadened to include larger wh─ünau. As a result, any eligible wh─ünau consisting of at least six individuals who typically reside together can now participate in the scheme and purchase a home through it. This change acknowledges and accommodates the various family structures within our society.
It is anticipated that these changes will officially take effect from Monday, 14 August 2023.

****** just grabbed a
It widens the pool of available property so imo itÔÇÖs a win win.
New build is great as itÔÇÖs easy (in theory) but itÔÇÖs incredibly limiting. First home ownership needs to be more accessible and this will allow that.
ItÔÇÖs still not easy to get a house even using the scheme but when the mortgage + rates etc is the same as the rent that the buyer has been paying for the last 20ish years and theyÔÇÖve well and truly proved they will pay it then let them buy what they want!
We are in the same position. Scrambling figure out if we should stick to the new build plan or if we should find a cheaper existing.
Thanks for the heads up. I know someone who I believe is eligible now.
Do they look at the last 12 months of income to see if you pass the income test? And once they approve, do you know how long you have to purchase before needing to pass the income test again?
Keeping the ponzi going
