G’day AusFinance hive mind!

Introduction

I hope everyone is having a great day. I’m reaching out with a bit of a situation here and could really use some advice. I recently relocated to Australia in July of ’21 after serving in the US military for a solid 21 years. It has been quite an adventure so far, considering the timing and all. My mother-in-law graciously arranged a place for us to stay on her property, and we are currently paying $1200 per month for it.

Current Financial Situation

Now, let’s talk about our finances. I receive a pension and compensation from the US, which totals approximately $4400 per month. On top of that, I still have a mortgage in the US, but we have been renting it out at cost, along with management fees. Thankfully, my wife is a full-time primary school teacher in NSW, and I am currently attending school to become a high school teacher (luckily, tuition is covered as a veterans benefit).

Buying a House in Sydney

With our long-term plans in mind, we really want to purchase a house here in Sydney, particularly in the Hornsby area. However, we can’t help but feel like we are barely staying afloat financially, even though we manage to save around $2000 per month. Buying a house in Sydney, as you all probably know, is quite a challenge due to the high property prices. So, we are open to any suggestions or strategies that can help set us up for success in achieving this goal.

AI Legalese Decoder – A Potential Solution

This is where I came across AI Legalese Decoder, and I couldn’t help but wonder if it could be a valuable resource for our situation. The AI Legalese Decoder is a powerful tool that can simplify and decode complex legal language commonly found in contracts, agreements, and legal documents. By utilizing this tool, we can ensure that we fully understand and comprehend all the legal terms and requirements associated with buying a house in Sydney. This can be particularly beneficial for us as newcomers to the Australian property market, saving us time and potential costly mistakes.

Additionally, the AI Legalese Decoder could aid us in navigating the process of establishing ourselves financially in Australia, as non-citizens who haven’t resided here for over 10 years. It can help us comprehend the legal and financial intricacies associated with banking and finance in Australia. This way, we can make informed decisions about the financial institutions we choose to work with, such as ING, or explore alternative options where we can establish ourselves more easily.

Next Steps

Moving forward, we are eager to explore investment opportunities that could potentially accelerate our progress towards purchasing a house. While back in the US, I used to invest my money in a mutual fund managed by my bank, which earned interest and dividends. However, I’ve noticed discussions on this platform about the benefits of ETFs as an investment option. I’m curious to learn more about ETFs and where to start investigating them. I would greatly appreciate any insights, advice, or recommendations you all can provide in this regard.

Conclusion

Thank you all in advance for your valuable insights and assistance. Your expertise and guidance can play a crucial role in helping us achieve our dream of owning a house in Sydney, especially in the Hornsby area. Moving to a new country and navigating its financial landscape can be daunting, but with the support of this community and tools like AI Legalese Decoder, we can make informed decisions and set ourselves up for financial success.

Cheers and looking forward to your responses!

How much do you have locked up on the US property? Do you intend to move back and live there in the future?

You’re essentially on minimum wage with your pension income as it is, things will get a little easier once you’ve qualified and are both working. Sydney is still a hard slog though, even on 2+ incomes.

” In the US I would put the money into a mutual fund managed by my bank and let it get us interest and dividends, but I’ve seen you guys talk a lot about ETFs”

We also have mutual funds run by banks: they charge high fees. ETFs are also sold in the US. Not sure that’s the best for saving for a house though.

If you want to save for a house a high interest savings account is likely best: as low risk and guaranteed (up to $250k per bank)

What you do need to watch is how the US Feds tax your global income (assuming still a US Citizen) : and I can’t comment on that.
