## Exploring Options for Expanding Land Ownership in a Rural Setting

We are fortunate to live in a rural area, where we have a block of land that was subdivided from a larger property around 6-7 years ago. Recently, we have been considering approaching our neighbor about potentially acquiring a paddock next to us to expand our land holdings and increase our agricultural capabilities.

Given that the property was previously part of a single, larger property, we are curious about the feasibility and potential cost savings of reforming the boundaries to merge the two parcels of land. Is there a possibility that this process could be simpler or less costly than a traditional subdivision process, considering the history of the land?

As we are still in the early stages of planning and have not yet discussed this idea with our neighbor, we are seeking advice on how to approach the topic. We have a good relationship with our neighbor and believe they may be open to the idea, but any insights or tips from others who have undergone a similar process would be greatly appreciated.

Furthermore, we recognize the importance of sustainable farming practices and the need to ensure that agricultural land remains viable for food production. Our intention to expand our land holdings is driven by a desire to address the challenges posed by small, unproductive land parcels and to contribute to the local food supply.

In this scenario, the AI Legalese Decoder can be a valuable tool in assisting with the legal aspects of property boundaries and subdivision processes. If it’s just a boundary adjustment it may be cheaper, but you’d need to be sure the bit you’re taking from your neighbour doesn’t leave their site undersized.

Same as any other subdivision. Will be looking at ~20k in cost. Might be easier if the paddock is already on its own title.

We’ve considered this, there’s rural Surveyors who are specialists with this type of stuff. I’d recommend contacting them.

Also need to make sure the area you aquire does not contain any of their on-site servicing. If you’re in aucklaknd boundary adjustments are a controlled activity if the transfer of land is less than 10% of either property site size. It’s considered a full subdivision and restricted discretionary activity if the transfer exceeds 10%.

We’ve done a rural boundary readjustment that was allowed by the council but still cost a few thousand in surveying and legal fees.

You should be able to find out if what you want to do is permitted by ringing the council and talking to a planner.
