I bought off market without agents last year.
I found a house I wanted. Got the guys contact info from a neighbor of his. Made contact and negotiated a price.
Then we handed everything over to the lawyers and it was really that easy. I got to do my inspections as I would expect but everything was much more chill and casual without the vultures circling trying to goose the price up.

A heads up, TRESA 2002 just went into effect a few days ago. Google it and the impact on your situation. YouÔÇÖre going to face more resistance than usual trying to do it unrepresented.
I would personally do a door knock, introduce myself to the owner and tell them you’re putting in an offer without an agent because reasons.
If it’s listed with a realtor they will likely refuse to sell it to you without a realtor of your own.
I will be trying to sell without an agent. We have an awesome house and location. If a buyer or buyer’s agent asks about commission I will tell them “anything you want, but it gets added to the price”.
I have done this twice. ItÔÇÖs not complicated. Get a template offer form from your lawyer, establish contact with the realtor and submit your offer to them. If they push back or donÔÇÖt want to accept, do a door knock with the owner and give them the offer as well.
While it adds complication, it can make your offer more compelling on a $ to $ basis since youÔÇÖre only paying the listing agent commission.
As always, make sure youÔÇÖve got appropriate conditions and safeguards built into your offer (inspection, etc).

Lawyer is definitely your best bet when defining the conditions for Purchase and Sale
I have used a standard realtor contract, then get a lawyer to take deposit and conduct closing.
You can hire the low commission agents or agents willing to offer cash back.The most important thing is make sure you get a inspection and is sold on conditions.Seller agent will write up the contract make sure you find a good real estate lawyer to see any hidden notes seller trying to push past.
If the house is listed by a Realtor then you may as well use one to view it and make your offer. If the house is privately listed and youÔÇÖve viewed it then get your lawyer involved for the offer.
Just make sure you have a good inspection. I tried to buy a home using the sellers agent and drafted offer for $600k (House listed at $640k). We never signed it back as something didn’t feel right. I called a different agent who I met at a viewing and she flagged a ton of problems that we didn’t notice. The house ended up selling for $510k.
I used to think Realtors were useless, but i do think there is some value for the 1st time home buyer to use one. If you’re asking how to do this on Reddit, then you might be biting off more than you can chew.

So much chatter in this thread debating both sides. The bottom line is if the home is listed with a realtor the seller believes in the system and has committed to pay the commission. You will save nothing not having your own representation.

Just go with a realtor man, you arenÔÇÖt loosing ANYTHING. You are gaining in fact. When you are selling u can dictate how much commission etc.
This is a terrible idea with no upside for you. The seller is paying the commissions and youÔÇÖre getting all the information and help that years of experience brings, and to be honest, It doesnÔÇÖt sound like you have very much experience at this. Selling privately could potentially hold far more upside than buying, it just makes no sense to go it alone, you are potentially leaving yourself open to being taken advantage of, or missing key information

Not anti agent but itÔÇÖs funny you know there are too many agents when they always pop up in these types of post. WeÔÇÖve had good experiences buying twice our first agent showed us a property 5k above our budget and after looking at 15 that day was the one we bought (the comparables were 30-40 years older and wood panelling in the basement). We just sold that place after 7 years for almost double what we paid. Second purchase is current home and when everything had 30-50 offers we bid under and got it in 2021. Currently itÔÇÖs worth roughly 30% more than what we paid.
Then when we sold that first property this September our agent was a nightmare. Under priced it 25k even though we knew it was worth more. Kept screwing up paperwork and other things. Did take amazing videos and photos but the house basically sold itself. Did a private sale with my parents house and unless itÔÇÖs with family a lot can go wrong unfortunately. But I would consider it if I had comparables and knowledge of the sellers.

You don’t need a lawyer to write the offer. This is going to cost you a lot of money especially if you write many offers that end up not getting accepted or even if you end up going back and forth in negotiations for an offer on a single property. You can write the offer yourself using the official offer form (i think OREA Form 100 if this is Ontario), finding examples online of wording to use for the conditions you want. You only need the lawyer once your offer is accepted.
As of December 1st TRESA (Trust in real estate services act) came into effect which changed a lot of procedures for how offers can be submitted by now so-called self-represented parties. If you do not wish to sign any kind of representation agreement, before you could sign on to be a customer (non-exclusive), the listing agent cannot provide you with any service, advice, or opinions UNLESS it somehow benefits the seller. Having said that, I see no reason why you cannot contact the listing agent to show you the property and have your lawyer submit an offer. Simply inform the listing agent that you are a self-represented party so you don’t accidentally get into some sort of implied agency relationship with them. HouseSigma is great for seeing sales data although their home value estimates are questionable. Also, don’t forget to include a home inspection and financing clause (even though you are pre-approved the bank still requires a live deal). Good luck!

I would use a realtor if youÔÇÖre buying. There are benefits and they donÔÇÖt cost you anything.
